CP12 Gas Safety Certificates
We provide Gas Safety certificates (also known as a CP12) for Landlords and Estate Agents across the North East. By law, all rented properties must have the gas appliances checked on a yearly basis. So let us take the stress out of meeting your responsibilities.
Our friendly customer care team will contact tenants on your behalf and arrange a convenient time for the check to take place. The landlord, tenant and estate agent (if applicable) will then instantly receive a copy of the certificate for their records.
Once we have visited for the first time, we will add you to our client database and send you yearly reminders for when your next safety check is due.
What does a Gas Safety Check include?
✔️ Check appliance efficiency and ensure sure carbon monoxide levels are below the danger level
✔️ Visual Inspection of the appliances
✔️ Checking to ensure the gas and water pipes are adequately earth bonded
✔️ Drop test on gas pipe to check if there are any a gas leaks in the pipework or appliances
✔️ Check working pressures to ensure your enough gas is feeding your appliances
✔️ Spillage check to make sure the flue is taking the products of combustion away and filters cleaned
✔️ Certificate for your records detailing any identified defects and action required or taken to resolve it

Who should carry out a Gas Safety Check?
Only a fully qualified, Gas Safe Registered engineer should carry out a Gas Safety Check.
When Should I have my Gas Safety Check completed?
It’s important to have it completed every 12 months. You will see the date of the last check on the current Gas Safety Certificate and will need to ensure the next check is carried out no more than 12 months from that date.
Do I get a record of the Check?
Yes you will receive a copy of the Gas Safety Certificate which details what has been checked along with any notes on advisory steps you should take.
